My name is James Thompson. I have been a real estate broker and appraiser in RI for over 25 years. I am also a licensed appraiser in CT and MA.

We do RI Flat Fee MLS! List and Save 2.5%! It's true! No BS! Put your property on RI MLS for one year for $250. One of my clients listed his house in Jamestown with us. He sold it for $500,000 and saved $12,500! You take the role of the listing broker. You still offer the selling broker 2.5%. You handle the showings. When your house sells, you will save 2.5%. Do the math. The higher the sales price, the more you will save.

You do have to sign a listing contract giving the seller broker 2 or 2.5%. It is a one year contract. MLS requires a signed listing contract. However, you are not locked into the contract. Let's say you list it flat fee for three months, it does not sell, and you decide you want to list with a realtor. Just email us, we'll take it off the market. We have no vested interest in keeping it in MLS, you can cancel anytime. However, the $250 is non-refundable, it is the fee for entering the listing. Also, if you manage to sell it to someone who is not represented by a broker (rare, but possible) then you don't have to pay any commission.

I am an appraiser. in terms of setting the asking price, I can email you other sold property listings in your area, so you can see where the market is at. if asked, I would provide what I consider a realistic asking price.

Any listing must be priced right. if you overlist the price, you are wasting your own time and the $250 , because it won't sell. This is the hardest thing to convince sellers, DON'T OVERPRICE IT. A lot of times, they do not listen though.

We need photos of the house for the listing. We can either come to your house and take the photos, or you can email them to us.
